Port Street Commons

Owner: Fello – formerly the Arc Central Chesapeake
Easton, Maryland

Our multi-disciplinary, in-house team has worked collaboratively to provide engineering, MEP, and architectural services for the Arc Central Chesapeake Region’s Port Street Commons project. Port Street Commons is a 24,000-sf multi-purpose new construction facility located in the heart of downtown Easton. The facility will serve as the new Eastern Shore headquarters for the Arc Central Chesapeake Region to support expansion of their operations throughout the Mid-Shore. The physical space includes offices and a 100-person training center. The newly constructed building will also house innovative services including:

Community Hub – The Community Hub will be a community gathering space for family members of the Arc’s clients and the public to access resources. The Community Hub will also provide space for hosting support groups and family navigation services.

Behavioral Health Suite – The Behavioral Health Suite will house the Arc’s Behavioral Health program. The suite will support delivery of mental health counseling for people with disabilities as a community-wide resource and therapy through trauma-informed care.

Affordable Housing Units – The facility includes nine affordable housing units consisting of 2- and 3- bedroom apartments that will provide housing for residents earning 30-60% of Area Median Income (AMI). Two units include universal design and accessibility, and two units will support people transitioning out of homelessness.

Our firm designed the entire project using eco-friendly standards with a focus on limiting environmental impacts to the lowest levels. We incorporated sustainable energy components including solar roof panels and electric vehicle chargers. Our design approach also centered around community connectivity since the new building borders Easton’s existing Rail Trail and is centered between the Town of Easton’s waterfront and its historic downtown.
